Title
Unless the purchase agreement states otherwise, properties are conveyed by quitclaim deed, which transfers only the interest the seller holds and carries no warranty of title. Some properties may not carry marketable or insurable title, and curative steps — such as a quiet title action — may be required before a title insurer will issue a policy. We make no representation that any property has clear, marketable or insurable title unless expressly stated in a signed written agreement. Buyers are responsible for their own title research.
